Is it Worth the Money

I know how it goes you've combing the Fayetteville NC homes market for weeks and you just found your dream home. But before you spend your hard earned money on a house you wanna know if it's worth the money. Hey I don't blame you especially after the mess that just went down in the housing market and banking sector of the economy. I mean in some parts of the country prices dropped hard and buyers, or rather the new owners, just weren't prepared to deal with it. It's crazy because it's such an easy situation to avoid.

When I help buyers I do what is called a comparable market analysis or CMA to determine if prices in the neighborhood are inline with your chosen home. If they are, great, no problem, but if not you'll need to consider how bad you want the house. If the price is way out of line on the high side an appraisal will probably come in low. In that case your lender will require a price reduction or the additional money to be paid at closing.

A CMA is the number 1 way a buyers agent can protect you from paying too much for your home. Unfortunately not every buyers agent will do them voluntarily. It's always included in my VIP buyers service but if you're not working with me just ask your agent to do a CMA so you know your'e not paying too much.
